BREEAM ASSESSMENT
Very Good in Every Aspect
The Buda Square office building, located in Óbuda at 1036 Lajos Street, offers nearly 17,000 m² of flexible office space across six floors, complemented by a two-level underground garage. Originally built in 1992, the property underwent a full-scale refurbishment in 2018. The renovation renewed every major element of the building: modernised community and office areas, updated building services and elevators, energy-efficient LED lighting, as well as a redesigned underground garage and mechanical systems.
Following this investment, the owner, Adventum Zrt., set the goal of increasing the building’s market value by certifying it under the BREEAM In-Use scheme. Our mandate was to manage the certification process, which evaluates both the physical characteristics of the property (Part 1: Asset Performance) and the operational protocols (Part 2: Building Management).
While the original target was to reach a “Good” rating in Part 1 and a “Very Good” in Part 2, the high-quality renovation and efficient building management allowed the project to exceed expectations: Buda Square achieved “Very Good” in both categories. This result reflects the success of the refurbishment and the commitment of the owner to sustainability and long-term value creation.
