Avenue Elegance in a Historic Setting
In Budapest’s lively Nagymező Street – part of the UNESCO World Heritage site together with Andrássy Avenue – the Three Corners Avenue Hotel blends a historic exterior with contemporary hospitality. Originally built in 1886, the property has served various functions over the decades, including a brief period as a motel before later becoming an office building.
In 2022, Belgian developer Three Corners Hotels & Resorts launched its fifth hotel development in Budapest, with the goal of expanding and transforming the four-storey building into a modern four-star property. Two new upper floors were added, bringing the total height to six storeys, while the interiors were completely reimagined to house 64 guest rooms, a restaurant, a bar, a relaxation area, a business corner, and a meeting room. The result is a hotel capable of serving both leisure and business travellers to a high standard.
Effective Management from Planning to Completion
Realiscon was entrusted with full project management, cost management, and technical supervision. At the outset we worked to balance the project’s architectural ambitions with realistic budgets and schedules. The transformation included adding two new floors to the original structure, while the richly detailed historic façade required only minimal intervention. At the same time, the complete redesign of the interiors turned a functional office building into a refined four-star hotel environment.
Although not a listed monument, the building’s location within a UNESCO-protected district required strict compliance with heritage regulations. We also had to take into account the site constraints typical of a dense city-centre location: the limited space created significant logistical challenges, requiring careful scheduling and coordination of deliveries and on-site works. Acting as both project manager and technical supervisor, we oversaw the entire construction process – from demolition and structural extensions to the creation of high-quality interiors. Our responsibilities included supervising the final fit-out of 64 guest rooms, the relaxation area, the restaurant, the bar, and the meeting room, all designed to meet the standards of a modern four-star property.
A Renewed Urban Landmark
The Three Corners Avenue Hotel opened in the summer of 2024, exactly as planned. By preserving the historic façade and integrating thoughtful, contemporary interior solutions, the project delivered a fresh yet contextually sensitive addition to the city’s hospitality offering. For the developer, it represents another successful milestone in their investment portfolio within Budapest’s historic centre; for Realiscon, it stands as further proof of our ability to deliver complex urban projects seamlessly from concept to final handover.
