H2Offices Phase II – Ongoing development on Váci Corridor

The second phase of the H2Offices complex, developed by Skanska, started construction in autumn 2024 and is expected to be completed in Q1 2027. The 22,200 sqm office building continues the spirit of the first phase, delivered in 2022: outstanding quality, sustainable solutions, responsible energy management, and user well-being at its core.
The architectural concept was created by Danish ARROW Architects and further developed to construction documentation by STUDIO IN-EX. The design emphasizes the integration of the building masses, the garden, and the surrounding city. The central courtyard will feature ponds and water surfaces, improving the microclimate while creating recreational opportunities. Tenant comfort will be further supported by bicycle storage, showers, electric car chargers, and green terraces with unique views of the city.
Skanska aims for the project to achieve LEED Platinum, WELL Platinum, Access4you Gold, WiredScore, and SmartScore certifications.
Beyond technical supervision, Realiscon has also been entrusted with LEED commissioning and LEED advisory services, ensuring that building systems are designed, installed, and operated in line with the project’s sustainability goals and the highest international standards.
