Sustainability Studies

We translate sustainability goals into practical, evidence-based action.

Sustainability is not about imagining the future, but about the present waiting to be realized.

Anna GeönczeölSustainability Coordinator

Aligning environmental, social and economic considerations is not only a matter of compliance, but a real opportunity to reduce operational costs and enhance the long-term value of real estate assets.

At Realiscon, we support clients in ensuring that sustainability objectives are underpinned by practical, measurable and implementable solutions.

Our studies and analyses apply a data-driven approach to assess the environmental performance, risks and development potential of buildings and development sites — enabling well-founded decisions throughout the entire life cycle of the real estate asset.

Expertise

When preparing sustainability analyses and studies, we draw on the Realiscon Green Team’s extensive experience and specialised knowledge base: BREEAM and LEED assessors, civil engineers specialising in water supply and sewerage, landscape architects, facility energy engineers, infrastructure engineers, urban planners and urban design specialists, EU Taxonomy advisors, as well as LCA and LCC experts.

As a result, our studies are professionally sound and can be reliably defended in subsequent design, permitting and certification processes

Experience

Realiscon’s experts have extensive experience in conducting sustainability assessments across a wide range of real estate asset types; hotels, shopping centers, offices, airports, logistics facilities and residential properties.

Thanks to our combined experience in BREEAM/LEED assessment and project management, we are able to interpret both the subject of the assessment and its results in a comprehensive manner, as part of an overall sustainability strategy.
During the analyses, we take into account the future use of the property, ensuring that the logic, content and level of detail are aligned with relevant professional standards and stakeholder expectations.

Solutions

Our sustainability services cover a wide range of areas, including the assessment, analysis and assessment of energy efficiency, water management, indoor air quality, waste management, and climate and flood risks. By optimising these aspects, the carbon footprint of the asset can be reduced, operational costs can be lowered, and long-term asset value can be enhanced.

Sustainability studies also evaluate the vulnerability of buildings to climate change based on data-driven analysis, providing a reliable basis for planning mitigation and adaptation measures.

CRREM Analysis (Carbon Risk Real Estate Monitor) – carbon risk and future-proofing assessment

The objective of CRREM analysis is to reduce carbon-related risk factors associated with premature obsolescence, changing market expectations and regulatory requirements that may lead to potential value depreciation.

Using the CRREM tool, we carry out simulations to model how a building aligns with the EU decarbonisation pathway and what investment measures are required to remain close to defined carbon targets. This supports the avoidance of value loss resulting from early obsolescence.

Climate Risk Assessment

We assess and model the impacts and risks that may affect a building as a result of climate change–related extreme weather events.
This analysis forms the foundation of any resilience or adaptation strategy.

Climate Mitigation Strategy

We examine preventive measures that can reduce a building’s long-term vulnerability and mitigate the impacts of climate change.
In the case of BREEAM, climate risk and mitigation are addressed within a single integrated study.

Flood Risk Assessment

We determine flood risks arising from various water sources, taking projected climate change impacts into account.
All calculations and modelling are carried out by our civil engineer specialised in water supply and wastewater systems.

Preliminary Assessment

In the early project phase, this study provides a fast and reliable overview of the site’s and building’s sustainability- and environment-related risks and opportunities.

Elemental Level and Component Level Life-Cycle Cost Analysis (LCC)

During the preparation and design phases, we analyse the total life-cycle costs of the building and its structural components.
By comparing alternative solutions, we ensure that selected materials and systems represent sustainable and cost-efficient choices over the full life cycle.

Life Cycle Assessment (LCA)

We analyse greenhouse gas emissions associated with building structures and the entire building throughout its life cycle.
Based on the results, materials with lower environmental impact can be selected and integrated into the design.

Construction and Demolition Waste Management Plan

The purpose of this study is to promote resource efficiency through the effective and appropriate management of construction and demolition waste.

Indoor Air Quality Management Plan

We define ventilation systems, equipment and surface finishes tailored to the local environment and building function in order to ensure good indoor air quality.

Construction Activity Pollution Prevention Plan – LEED

We develop measures to reduce environmental impacts during construction, taking water, soil and air protection aspects into account.

LEED Erosion and Sedimentation Prevention Plan

A plan aligned with soil protection and stormwater management requirements, aimed at reducing environmental risks arising from construction activities.

BREEAM Transport Assessment and Travel Plan

We assess the transportation options available to building users and develop site-specific mobility strategies.
The objective is to encourage transport solutions with the lowest possible environmental impact.

Pre-Demolition Audit

We examine opportunities for reuse and recycling of construction waste generated during refurbishment or demolition and define measures to maximise material recovery.
