Timeless Elegance

Overlooking Horváth Mihály Square, the building that now houses the KOZMO Luxury Hotel Suites & Spa was originally constructed between 1910 and 1917 as Budapest’s József Telephone Exchange. At the time, it was pioneering — both in its role as a major communications hub and in its early use of reinforced concrete — while its architecture balanced between eclectic and Art Nouveau influences. After decades of service, the building fell into disuse in 1999, standing vacant for years. In 2017, a Catalonian architect and investor recognised the potential of this listed landmark and acquired it with the vision of transforming it into a world-class luxury hotel.
Realiscon joined to help turn that ambition into reality, guiding the careful restoration of the building’s historic character — from the second-largest main staircase in Hungary, complete with Zsolnay ceramics, to the removal of later additions to open a generous courtyard dining space.
The result is a property that combines classic luxury with contemporary refinement and, as the only one hotel in Hungary to be admitted to The Leading Hotels of the World, sets a new benchmark for hospitality in the country.

Heritage, International Coordination, and Precision Delivery
Realiscon was responsible for full project management and technical supervision throughout the transformation of this listed landmark. Working alongside the foreign investor–architect and an entirely international design and construction team, we coordinated every stage from permitting adjustments to the final handover.
The project demanded an exceptional level of technical precision: the building’s historic status required full compliance with heritage regulations while achieving the highest service standards of a modern luxury hotel. We also navigated the localisation and regulatory approval of imported equipment and technologies, ensuring seamless integration without compromising the property’s architectural integrity. This complex, multinational collaboration provided valuable experience and demonstrated our ability to deliver world-class results under uniquely challenging conditions.

Contemporary Luxury
Today, KOZMO Luxury Hotel Suites & Spa offers guests an extraordinary fusion of history and modern comfort. Within its walls are 84 spacious rooms and suites, a fine-dining restaurant opening onto the restored courtyard, an elegant bar, and a state-of-the-art wellness area ingeniously located in the basement. The interiors combine clean contemporary lines with bespoke furnishings crafted in Spain exclusively for the hotel, while works by photographer Carlos Cánovas and artist Lluís Lleó provide a distinctive artistic touch.
By preserving the building’s architectural heritage while introducing the amenities and services expected of a world-class luxury destination, the project not only revitalised a long-neglected corner of Budapest but also set a new standard for how historic properties can be reimagined for the future.
