Our role is to ensure that architects, engineers, utility providers, authorities and the Investor progress in the same direction, from concept through to detailed design, without compromise, misalignment or loss of information.

The design phase is one of the most complex and coordination-intensive stages of a development. It requires the alignment of disciplines that often operate with different priorities and timelines, including architectural, structural, mechanical, electrical, fire safety, acoustic, technological, utility, traffic, environmental and sustainability designers.

In this complex environment, the task of design management is to maintain balance across the entire process and provide a stable framework for coordinated progress.

Design management process

1. Designer tender preparation and procurement

  • recommending suitable designers and engineers, preparing invitation lists and RFP documentation,
  • evaluating proposals, organising negotiations and supporting contract preparation.

2. Design team coordination

  • preparing design contracts and managing contractual negotiations,
  • coordinating all disciplines,
  • organising and documenting design coordination meetings,
  • internal review of design outputs against Investor requirements.

3. Time and quality management

  • preparing and continuously monitoring the design schedule,
  • defining milestones and tracking deadlines and responsibilities,
  • reviewing designs for compliance with regulatory and Investor requirements.

4. Permitting and authority coordination

  • organising and administering permitting procedures,
  • liaising with authorities and utility providers,
  • full coordination of permitting documentation.

5. Sustainability and certification integration

  • advising on the integration of BREEAM / LEED requirements during the design phase,
  • preparing decisions aligned with environmental objectives,

  • reviewing designs for compliance with certification frameworks.
