The development of the Sophia Palace Hotel has reached its final phase in the heart of Budapest, on Vámház Boulevard. Following the comprehensive refurbishment of the listed building dating back to 1840, the four-star hotel with 36 rooms (including 8 suites) is scheduled to open in March 2026.
The Realiscon became involved in the project at an early stage, already in 2023, supporting the client, Estoril Property Kft., with the preparation of the development concept and preliminary cost estimation.
Construction works commenced in September 2024, during which Realiscon has been providing technical supervision services.
One of the distinguishing features of the project is the client’s decision to pursue the BREEAM International Non-Domestic Refurbishment rating — a step that is still relatively uncommon in hotel refurbishment projects. The certification process is currently ongoing, with Realiscon supporting the client throughout the assessment.
Heritage context and continuous urban use
Throughout the refurbishment works, particular attention was paid to ensuring that the ground-floor street-facing units — restaurants and a café — could continue operating without interruption, while the hotel functions were being developed on the upper floors.
The handling of the building’s heritage values required dedicated professional focus. Realiscon was able to draw on its previous experience in listed-building refurbishments and functional conversions. One of the building’s most distinctive architectural elements is the main staircase, which is not only of significant heritage value but also a rare example where the stairwell void has remained open and was never infilled.
Preserving this original condition, the lift installation had to be carefully resolved in a way that did not alter the protected space, while still ensuring compliance with modern hotel circulation requirements. The solution was implemented following detailed consultations and approvals from the relevant heritage authorities.
Approaching opening
Interior fit-out works and final furnishing are currently underway. The Sophia Palace Hotel is now approaching the final stages of completion and will soon be ready to welcome its first guests, opening in March 2026 in one of Budapest’s most distinctive historic urban settings.
